The fund acquired a 4,907m² vacant office on a 1.46ha site during the GFC. Forza mitigated leasing risk upfront by securing a 10-year pre-lease to a leading comparison service prior to purchase. A substantial tenant fit out was delivered, with the asset generating a strong cash yield and holding future development potential. The fund exited shortly after the tenant’s ASX listing, realising a significant and tax-effective capital gain.
